Cut into steep hillside, on the site of an outdated old bungalow, this house sits above the town of Belper, with incredible views across the Amber Valley. Oakenstone oversaw every aspect of this project, from the original design by architect Richard Bradbury, through the planning journey and construction.
Airtight, with exceptional levels of insulation, coupled with Underfloor Heating and Mechanical Ventilation & Heat Recovery, this superb home delivers glamour, supreme comfort and very low running costs.

Not a promising site
It takes vision and imagination to picture a family home in the most unlikely of settings.
The original bungalow on the site had certainly seen better days! It was obvious the bungalow had to go.
Architect Richard Bradbury had the vision to inject some magic into this challenging site.

The Big Dig!
Huge amounts of earth were removed to make way for this new home.
Planning conditions stipulated that the roof line could not exceed the height of the original bungalow, so “building down” was our only option to allow the creation of a more substantial new dwelling.
All of the spoil from the excavation was retained on site. Stone was crushed and compacted in the oversite, and soil was reused in the garden landscaping.

Foundations and Retaining Wall
The huge concrete retaining wall and concrete slab foundation were created by specialist contractors.
This super strong retaining wall will hold back the hillside, and the deep concrete slab will ensure a dry and stable dwelling for years into the future.

This beautiful new home shines like a beacon above Belper.
Viewed from the front the house is impressive and imposing
The rich palette of materials including locally sourced Birchover stone, Siberian larch cladding, zinc for the roof and extensive glazing all add to the style and glamour of the building, but from the rear it tells an altogether different story…

Presenting a modest face to the rear
The rear approach to the house is intentionally modest.
The roof line is low and the glazing kept to a minimum.
Only the sharp attention to detail in the cladding, and combination of materials hint at the luxury that lies within.

Inside is a haven of beauty and calm.
Underfloor heating throughout the home delivers reliable, gentle warmth.
And the wrap-around glazing floods the home with light throughout the year.
